The seven planet building, across the street from the Historic Beardmore Block (recently renovated), plays an important role in a "100 year story of common sense."
The building, which has benefited from many renovations over the last century, stands proud (and is ready for its next round of improvements).
Exterior - The Brick crown was repaired after purchase, on or about 2007. It needs repair again. Back wall (where a door is proposed to outside roof-top deck, with garden) is partially gone and needs to be fixed.
Electricity - wiring for ground-level retail area was upgraded on or about '07. The upstairs apartments have old (non-code) wires and switches. Previous tenants left with about a grand worth of unpaid electricity charges, with are subject of resolution. Liens may be involved.
Plumbing - retail gallery area is newly plumbed for commercial kitchen. Upstairs apartments (once reportedly having served as a brothel), have older plumbing.
Insulation - Asbestos was removed (per Federal Law)
Restrooms - Are handicap compliant (per Federal Law)
Ceiling - Two layers of drywall were installed (per State Building Code).
Roof - When it rains a lot, or heavy snow melts on roof, water leaks into back room of retail area.
Property Tax - Building may be responsible for 7% ongoing property tax.
